A building permit is required for any building work, alterations or additions including:
- Houses, ancillary dwellings, additions and alterations
- Patios, verandas, gazebos, pergolas and decks
- Sheds, garages and carports
- Swimming pools, pool fencing and spas
- Retaining walls
- Shop fit outs, mezzanine floors and change of use (e.g. converting an office to a shop)
- Commercial, industrial and public buildings
- Demolition of domestic and commercial buildings
There are two main types of building permits:
- Certified Application – a certified application is completed by a private building surveying practitioner, is accompanied by a certificate of design compliance and can be made for any class of building and incidental structure.
- Uncertified Application – an uncertified application is submitted to the Shire of Irwin without a certificate of design compliance and can only be made for Class 1a and Class 10 buildings and incidental structures. The Shire of Irwin’s building surveyor will check the proposal and provide a certificate of design compliance.
